Punta Cana and Cap Cana: How the Map Fits Together

Buyers write to us searching for “Punta Cana Cap Cana” as though it were one place with two names. It is a region and a community inside it, and the difference decides how you arrive, what you can reach on foot, and what your day looks like. This is our own orientation to the map, written from the parcel we build on.

Punta Cana, Cap Cana: what is the difference?

Punta Cana is the tourism region at the eastern tip of the Dominican Republic, in the province of La Altagracia. It is not a single town. The name covers a long stretch of coast that takes in the international airport, the hotel beaches at Bávaro, the quieter shoreline running north, and, at its southern end, Cap Cana.

Cap Cana is a private, gated, master-planned community built on that southern corner. It has a single controlled entrance, its own internal road network, its own beaches, a marina and championship golf — all drawn on one plan rather than assembled resort by resort over the years. So the address reads community first, region second: Cap Cana, Punta Cana. That is where we build. Makai Residences sits inside those gates, on a parcel beside a natural lake.

Arriving: from the airport to our front door

Almost everyone arrives through Punta Cana International Airport (PUJ), which sits just outside the community on its northern side. From the terminal it is about 15 minutes by car to the Cap Cana entrance — a short run along the main highway and then off it, without the resort-strip congestion that makes travel times hard to predict further north. Bags in the car, and you are at the gate before the air conditioning has properly cooled.

Past the gatehouse the character of the place changes at once. The roads are wide, lightly used and well lit, and they fan out to the marina, the golf, the beaches and the residential parcels. Ours is beside the lake, with the newer Las Iguanas course running directly behind the community and Playa Caracol about a 1,600 ft walk from the door — a walk, not a drive.

What is actually inside the gates

Cap Cana is large enough that residents rarely need to leave it for an ordinary day. Two white-sand beaches sit inside the community: Playa Juanillo on its wide crescent bay, and the newer Playa Caracol nearer to us. There is a working marina with berths, restaurants and charter boats; the Punta Espada golf course laid out along the limestone shoreline; the newer Las Iguanas course inland; and Scape Park, the adventure park built around the Hoyo Azul cenote.

Alongside those are the ordinary things — restaurants and shops clustered near the marina, and villas, condominium buildings and hotels spread far enough apart that the place never feels dense. What a Cap Cana address changes for an owner here

The practical difference is that everything between your door and the sand belongs to the community rather than to a municipality. Roads, lighting, landscaping, water and access control are planned and run as one system, and entry is checked at a single gatehouse instead of being open to passing traffic. For an owner who is not on site every month, that matters more than it sounds: the surroundings of the building do not drift while you are away.

It also shapes who ends up staying here. Makai is a building of 216 fully furnished residences with prices starting at $329,000, operated by Dolce Hotels & Resorts by Wyndham. Our figure for an owner inside that programme is a 7-11% annual return. That is a projection made by us as the developer, not a guarantee — ask us for the assumptions behind it, and compare them against your own, before any number carries weight in your decision.

The trade-offs of an address behind a gate

We would rather you hear this from us than find it out after moving in. Cap Cana is spread out and residential by design. Beyond your immediate surroundings, distances inside it are driving distances rather than walking ones. The large supermarkets, the nightlife and the everyday commercial life of the area sit outside the gate, which means a car, a taxi or a ride-share for a grocery run rather than a stroll around the corner.

What you get in exchange is quiet. Traffic is light, the streets are dark at night in the good sense, and the beach is a walk rather than a shuttle ride. If you want to step out of your building into a busy strip late in the evening, this is the wrong address. If you want to hear water instead of a road, it is the right one — and that is the trade we made deliberately when we chose the site.

Why we chose this particular parcel inside Cap Cana

Duna Development has been building in the Dominican Republic for over 15 years, and the choice of site came before the design did. We wanted water on both sides of the experience: the natural lake immediately behind the buildings, and a beach close enough to reach on foot. That parcel — lake behind, the Las Iguanas course beyond it, Playa Caracol about 1,600 ft ahead — is the reason the two wings are angled the way they are, so that terraces look over water rather than at each other.

The residences run from about 759 sq ft up to 1,489 sq ft of constructed area across 17 layouts, and the top-floor homes add a private rooftop of about 1,034 sq ft. Delivery comes in two phases, in 2028 and 2029. All of it assumes the address: a building this close to a beach, a golf course and an international airport is only possible because Cap Cana was planned to put all three inside one gate.
